The process

How a Hong Kong office search runs through us

Five steps from first message to move-in. Each one timeboxed; you only ever speak to one advisor.

    Brief us

    5–10 minutes

    Tell us your district, team size, budget band, and target move-in date — usually a short WhatsApp exchange or a single email. We don't need a formal RFP and we don't ask for proof of funds upfront.

    If your brief is partial (e.g. you're between Central and Wan Chai, or your headcount could swing 12-18 desks), say so. We'll structure the shortlist around the trade-offs rather than push you to commit early.

    We shortlist

    ≤ 2 hours, business days

    Within two business hours we come back with three options that fit. Each one has the operator brand, building grade, indicative pricing we've already negotiated against, plus a one-line rationale on why we picked it.

    If you want more options, ask. If two of the three are obviously wrong, tell us why and we'll re-shortlist. Either way, you don't get five competing operator reps in your inbox — only what we've vetted.

    Tour with us

    Same day or next day

    We coordinate the tours directly with the operators and accompany you on each one — we don't hand you over to the operator's sales rep. Most clients see all three options in a single afternoon.

    We've usually toured each building before, so we can flag floor-by-floor differences (which floors get harbour views, which side faces direct sun, which meeting rooms work for video calls) that the operator's rep won't volunteer.

  4. 04

    We negotiate

    3–5 business days

    Once you've picked one, we negotiate on your behalf — rate, free months, deposit terms, break clauses, expansion rights. Standard outcomes in 2026: 1 free month on a 12-month commitment, 10–20% off the operator's published rate.

    We share the term sheet with you before signing, walk through every clause that matters, and flag the operator's red lines so you know where the deal can flex and where it can't.

  5. 05

    You move in

    1–3 days for a ready suite

    For ready-to-occupy private suites: 1–3 business days from signing. For custom fit-outs (logo on the wall, branded reception, custom furniture): 2–4 weeks.

    We hand off the operational relationship to the operator's onboarding manager but stay on call for the first 30 days in case anything's off — wrong keycards, missing meeting-room credits, IT issues. Most clients don't need us to step in.

    We stay in touch

    Ongoing

    Most of our clients come back when they need to expand, downsize, or relocate. We track your renewal date and check in 90 days before to flag whether the market has moved in your favour.

    If you decide to renew with the same operator, we'll renegotiate the renewal terms at no fee to you (operator pays). If you want to look at the market again, we re-run the process.

The fee model

How is this free for tenants?

Our placement fee is paid by the operator on a successful signing — the same model that residential property agents use. The fee is built into the operator's standard pricing, so the headline rate you see is the same whether you come direct or through us.

The difference is what happens during the negotiation. Operators publish rack rates aimed at direct enquiries from teams who don't know better. When an experienced advisor is in the loop and the operator knows they're competing against three other shortlisted options, rates discount aggressively. That's where the 18% average saving comes from.

There are no retainers, no consultation fees, and no upfront costs of any kind. If we don't place you, neither side owes anything.

  • What if nothing in the shortlist fits?

    We re-run the shortlist with adjusted parameters. If the brief genuinely can't be fulfilled (very specific compliance need, unusual sub-market), we'll tell you that early rather than waste your time.
